Buyers have signed agreements with people who turned out to be one member of a family that never agreed to sell. These are not rare stories here. They are the reason so many people who can afford property still hesitate to buy one.

Amiworld Properties Ltd exists to remove that risk from the transaction.

We are a real estate company based in Port Harcourt, Rivers State, working with individuals, families, diaspora buyers and investors across residential, commercial and land acquisition. What separates us is not the size of our portfolio. It is what we refuse to put in it.

Every listing on this site has been through the same checks before it is published. Not after you show interest — before.

We trace the Certificate of Occupancy, Deed of Assignment, Governor's Consent or excision and gazette back to source, and we verify it at the Rivers State Ministry of Lands rather than accepting a photocopy at face value.

For family land, this means establishing who holds the authority to transfer it and whether the wider family has consented. A signature from one relative is not a sale.

A plot can be perfectly documented and still be inside a corridor the state has committed elsewhere. We check this before you commit money, not after you have started building.

Beacon numbers, coordinates and boundaries are checked against the survey plan on record, so the land you inspect is the land on the paper.

Existing mortgages, unpaid charges, disputes and litigation are identified and disclosed to you in writing.

If a property fails any of these checks, we do not list it — even when the seller is willing and the price is attractive. We would rather lose a listing than hand a client a problem.
